Septic inspections before you sign anything
A standard home inspection does not cover the septic system. That surprises a lot of buyers, usually after closing.
If you are buying rural property in Alabama, the septic system is one of the most expensive things that can go wrong and one of the least examined. Get it looked at while you still have leverage.

What actually happens

Pull the records
ADPH says property owners can request septic information from the local health department, and a records request can include a diagram of the actual installation. That diagram tells you where everything is buried.

Locate the system
Tank, lids, distribution box, and drain field get located. On older properties this is half the job.

Open and evaluate
Sludge and scum levels, baffle condition, tank integrity, and effluent filter get checked. Most inspections include a pump-out because you cannot see the tank walls through a full tank.

Check the drain field
Surface conditions, standing water, and unusually green growth get assessed. Drain field failure is the expensive failure and it shows above ground before it shows indoors.

- Does a home inspection include the septic tank?
- Generally no. Standard home inspections do not evaluate septic systems. It is a separate inspection by someone who works on septic systems.
- Can you inspect without pumping the tank?
- You can do a limited visual check, but you cannot properly assess tank walls, baffles, or true sludge depth through a full tank. Most meaningful inspections include a pump-out.
- How long does an inspection take?
- Depends heavily on whether the lids are already located. An unmarked system on a wooded lot takes considerably longer than one with a records diagram.
